State law requires the City to issue a final decision on land use reviews within 120 days of receiving a complete application. State law also allows the applicant to request in writing an extension of the 120-day review period for up to an additional 245 days within the City of Portland (ORS 227.178), and for up to 215 days for sites located in unincorporated Multnomah County (ORS 215.427). This means that with a full extension, a final decision (including any appeals) must be made within 365 days for sites within the City of Portland and within 335 days for sites in unincorporated Multnomah County.
The applicant may choose the number of days they would like to provide an extension for, up to a full extension of 245 days. When extensions are requested, it is important to ensure that enough days are requested to accommodate any additional review of new material, drafting the decision, and any required hearings (including appeals) within the extended review period. Generally, a decision must be rendered approximately 75 days prior to the end of the review period in order to accommodate appeals.

- a completed request form, returned to the Development Services planner assigned to your case
- adequate time to accommodate the review of any new material submitted
- time to draft the decision
- time for any required hearings (including appeals) within the extended review period (approximately 75 days)
