Design Advice Request for a new multi-dwelling residential project with approx. 143 affordable housing units and a building height of 83 ft. in the East Portland/ Grand Avenue Historic District, and the Central Eastside Subdistrict of the Central City Plan District. The half block site has three street frontages, including SE Grand Avenue, a streetcar street, to the west. At the ground level facing SE Grand, the program includes lobby, offices, community rooms, gym, and bike parking. 8 parking stalls will be provided towards the back of the building with access off SE Pine Street, and service uses face SE Ash Street. Exterior cladding materials include brick, composite metal panels, fiber cement paneling and ribbed metal paneling.

Potential additional reviews include modifications to allow motor vehicle access streetcar within 75 feet of a streetcar alignment on SE Pine and to ground floor window requirements facing NE Ash.
