Design Advice Request for a 13-story tower providing 200+ residential units, ground floor retail and amenity space, structured parking for 100 vehicles, onsite loading, 100 bike parking spaces, and includes the full design and partial development of the Park Ave Alley along the eastern frontage.  Potential Modifications to ground floor window and oriel window regulations.
