Design Advice Request for a new multi-dwelling residential project with approx. 100 dwelling units and a building height of 60 ft. The proposed building will be affordable housing with programmed outdoor space for residents' use on the building's east side. Potential Central City Master Plan (CCMP) amendments include changing the location of the wastewater treatment plant, removing the step-back required above 50 ft in height, changing the active use and ground floor windows requirements along the Bull Run and OS-2 frontages, shifting the location of the main entrance, and removing the 40 ft wide by 15 ft tall pass-through. Potential Adjustments include allowing parking and loading access from Old Water Ave. Potential Modifications with Design Review include modifications to the size of the loading space and a reduction in required ground floor height to 13 ft.
