Home Forward has deployed Metro Housing Bond funds to acquire this market rate building to convert into 100% affordable housing. The building can be converted with minimal changes and will begin leasing affordable units in Spring 2025.

Home Forward purchased Goose Hollow Lofts in the spring of 2025, as part of an innovative acquisition strategy to bring new affordable housing online more quickly and cost-effectively than new construction. Located in the Goose Hollow neighborhood of Portland at the corner of SW Jefferson and SW 14th Avenue, the 61-unit, six-story building was built and first occupied in 2018 as a market rate property.

The building is a mix of studios, one, and two-bedroom units. Ground floor amenities will also include resident services offices, a resident lounge, and secure bike parking. Residents will be served by TriMet bus lines 6 and 45, the NS/A/B Streetcar lines, and the MAX Red and Blue lines. Safeway and Lincoln High School are both within a half mile, with Washington Park one mile away, and cultural resources like Providence Park and the Portland Art Museum within walking distance.

All vacant units will begin leasing to new tenants at or below 50% AMI starting in May 2025, and as units turn over, each new tenant will also qualify at or below 50% AMI. Home Forward will provide residential services with an emphasis on resident self-determination and programming that is culturally competent and culturally specific.

Through a combination of Metro Affordable Housing Bond funds provided by PHB, other public subsidies, a contribution from Home Forward, and the elimination of permanent debt, 100% of the units will be affordable at 50% AMI following conversion.
