Code / Policy Amendments

  • Vegetation management to reduce wildfire risks: Amendments have been added to allow tree removal and branch pruning within 10 feet of an existing building or structure attached to a building (such as a deck, stairs, or carport). For additional information:
  • Fire Breaks: An existing exemption allowed for non-paved trails that are no more than 30 inches wide to be added within the Ezones. This amendment clarifies that this exemption also applies to fire breaks. The same conditions apply to the fire breaks as currently apply to trails – no paving, no more than 30 inches wide, at least 15 feet from water bodies and no trees greater than 6 inches can be removed.   • Trail and Fire Break Widths: The exemption was updated to expand the allowed trail and fire break width from 30 inches to 36 inches to match ADA recommendations for public trails. For additional information:
  • Septic Systems: Septic system failures pose a public and environmental health risk. Therefore, it is important for repair and replacement to occur quickly. To help meet this goal, a new exemption was added for replacing failing septic systems and a new standard was added for new septic systems. Systems must be setback from streams/wetlands and no trees can be removed. For additional information:
  • Flood Control Facilities: A new standard was added to allow for some minor safety improvements to existing flood control and water conveyance systems. These improvements are anticipated to have little impact on existing natural resource features. Resource enhancement will replace any potential impacted features and functions.   • Scenic Corridors: The right-of-way setback requirement was removed where scenic corridors overlap with Ezones to avoid conflicting standards in different sections of the zoning code. For additional information:
  • Wetland Policy: New wetland policy for resource sites where there is no existing wetland policy. This policy applies a protection ‘p’ overlay zone to wetlands and land within 25 feet of wetlands and a conservation ‘c’ overlay zone to land between 25 and 50 feet of wetlands.
