LU 22-115673 DZ Sandy Pine

Proposal for a new 12-story, 125’ tall mass-timber high rise providing 276 residential units, 6 of which are live/work, 14,501 SF commercial space, 201 residential parking spaces, and amenity spaces on both the ground and 11th floors.  The building materials include, brick , metal panel, and aluminum window and storefront systems.  Non-standard improvement proposed on SE 9th frontage include reducing the travel lane on SE 9th to 14’ wide and limit to bike access only with an extended sidewalk providing outdoor seating, landscaping planters, special paving and overhead lights.  A Modification to the 10’ Maximum Building Setback along Sandy is requested.

Type III Design Review for five new multi-dwelling, five-story buildings (Buildings 9-13) to a site with eight previously approved buildings (Buildings 1-8) LU 20-111860 DZM. Applicant also seeks to make changes to six of the eight previously approved buildings on the site (Buildings 1-4 and 7-8), eliminate existing Condition of Approval “F” and retain two of the previously approved Modifications #1 and #2. Additional requests include a Modification to On-site Pedestrian Connections and an Adjustment to the Number of Long-term Bicycle Parking Spaces.

Proposed 7-story building with 94 units (all affordable), a large community room and services, lobby, flexible meeting space and an incubator space.  No vehicle parking provided, however, loading and bike parking will be onsite.  Outdoors play area for the residents on the north side and large plaza space for community gathering and events on the south side.  Alternatives design options include solar panels on the roof and balconies.  A modification is requested to not provide an ecoroof.

LU 22-107111 DZM AD -  YBP Ankeny - RESCHEDULED TO 8/4/22 AND CONTINUED FROM 5/5/22

A Type III Design Review for a 4-5 story, L-shaped building providing 41 residential units.  The building will be comprised of pre-fabricated modular units and contain bike and laundry rooms and a lobby.  Adjustments are requested to not provide loading on-site and provide public art in-lieu of some ground floor windows.  A Modification is requested to the long-term bike parking spaces.
