The applicant requests Design Advice for a proposed new residential mixed-use development in the Pearl Subdistrict of the Central City Plan District. The proposed development will have approximately 440 residential dwelling units and 300 underground parking spaces. The proposed building comprises approximately 451,000 SF of floor area and will extend up to approximately 260 feet tall with a 22-story tower at the site’s northwest corner; a long, angled bar at the southern edge of the site will rise 7 stories; and a three story podium will lie across most of the rest of the site. The ground floor will contain a retail space at the site’s southeast corner facing The Fields Park, a residential lobby, residential amenity spaces, and some residential dwelling units facing both NW Quimby St and the pedestrian pathway/bikeway extending north from NW 12th Avenue.

Type III Central City Master Plan Review for the approx. 34 acre OMSI master plan area in the Central Eastside Subdistrict of the Central City Plan District. The OMSI Central City Master Plan will establish the framework for future development proposals within the master plan boundary. The master plan area will eventually be home to approximately 3.4 million square feet (ranging from a minimum of approx. 1.14 million square feet to a maximum of approx. 4.37 million square feet) of mixed institutional, commercial, retail, and residential development. Approx. 315,513 square feet of park, plaza, and open spaces are proposed throughout the master plan area. Adjustments to the Required Buildings Lines standards and Parking and Loading Access standards are also being requested.
